General Membership Meeting
September 3, 2006
Members present: As reflected on the sign in sheet on file with the original minutes.
President, Don Wheeler, called the meeting to order at 1:02 p.m.
Secretary?s report: The minutes from the May 21, 2006 general membership meeting and the minutes from the July 30, 2006 special membership meeting were read. Tony Scibilia made a motion to accept both minutes as read, seconded by Terry Cicchetto. Motion carried unanimously.
Treasurer?s report: Copy on file with the Secretary and Treasurer.
Old Business:
Lawsuit update:
Our lawyer recommended that the lawsuit brought against the campground and Eternal Life Bible Institute (ELBI) be settled out of court. The amount accepted by the Havers is $$$$. Windy Hill Campground (WHC) is to put up $$$$ and ELBI will put up $$$$. Once the 4 memberships have been resold, WHC will pay back ELBI the $$$$ that they put up. Tony Scibilia made a motion to settle the lawsuit and approve WHC share of $$$$, seconded by Gina Smith. Motion carried unanimously.
Sale of Campground:
The sale agreement has been approved by ELBI at a cost of $$$$. Karen St. John made a motion to purchase the Windy Hill Campground for $$$$ and give the board of officer?s permission to finalize the purchase of the campground, seconded by Nick Kloska. Motion carried unanimously.
Borrow money:
Terry Cicchetto made a motion to give permission to the board of officers to borrow $$$$ from the Port Austin State Bank to purchase the campground property and settle the lawsuit, seconded by Dennis Miner. Motion carried unanimously.
Committee Reports:
Bylaws/Rules:
There is to be NO glass in or around the pool area.
Be aware of the pool rules. No one 17 years of age or younger is to be in the pool without an adult present for supervision.
There was discussion on having an improvement permit. Fred Sanders made a motion to approve the improvement permit that needs to be turned into the campground manager, seconded by Lynda Quade. Motion carried.
Keep in mind on holiday weekends that there is extra parking by the clubhouse and in back by the nature trail. There should be no more than 2 vehicles parked on a lot at a time.
Maintenance fees not paid in full by April 1, 2007 will have their utilities locked out until paid.
Burt Henry made a motion, seconded by Joe Fogolini, that members that to not have their membership fee, maintenance fee, and bank note paid by April 1, 2007 will have their utilities locked out until paid in full. Motion carried.
Finance:
The 2006-2007 budget was presented. (A copy is on file with the original minutes.)
Joanne Parker made a motion, seconded by Tony Scibilia, to leave the maintenance fee for the 2006-2007 camping year at $550 per lot. Motion carried unanimously.
Activities:
There is $1100 in the activity fund.
The committee would like to fund a volleyball court somewhere in the campground.
Monies were paid out for breakfast supplies and for the float in the parade.
The committee will keep doing the breakfasts on holiday weekends but would like new groups to get involved with the planning of activities during the year.
A scrapbook has been started with pictures from the activities. It is in the clubhouse for everyone to enjoy. Please leave it there.
Repair/Grounds:
Sewer repair slated. Finding broken traps. Most common cause is not putting antifreeze in to traps. Members are to put 1 gallon of antifreeze into their sewer traps after the water is turned off.
No other major projects just general up keep. i.e. Maintain roads, nature trail.
It was suggested that we should do a TIPS list for new members.
Elections:
Burt Henry made a motion, seconded by Debra Fowke, to cast a unanimous vote for Don Wheeler, President, Dave Felt, Vice-President, Linda Wheeler, Secretary, Steve Harmon, Treasurer, and Laura Montalbano, Trustee by acclamation. Motion carried unanimously.
New Business:
There was discussion about having wireless internet in the campground. It was the consensus of the group that it is to be done on an individual basis.
Jim Parker made a motion, seconded by Andy Montalbano, to waive the maintenance fee on one of Joe Sampson?s memberships for the 2006-2007 camping year. Motion carried unanimously.
The spring meeting will be held on Sunday, May 27, 2007 at 1 p.m. in the clubhouse.
There was no further business or discussion. Linda Wheeler made a motion, seconded by Laura Montalbano, to adjourn the meeting. Motion carried.
The meeting was adjourned at 2:43 p.m.
